How to Become a REALTOR® in Calgary
Many people ask us how to become a REALTOR® in Calgary, so here’s a clear guide to getting licensed in Calgary!
✅ Phase 1: Eligibility Phase
START – Make sure you have the following:
Permanent Resident or Canadian Citizen Status
Canadian High-School Diploma ONLY ( No out of Country Diploma, No College or University Diploma is accepted)

STEP 1 – Create a MyRECA Account
You must create an account at MyRECA.ca (the Real Estate Council of Alberta’s official portal). This is where you’ll manage all your courses, exams, and licensing.
STEP 2 – Submit Eligibility Application & Pay the Fee
Fill out the “Eligibility Application” online and pay the processing fee (around CAD $350).
STEP 3 – Upload Photo & ID
Upload a passport-style photo and government ID (driver’s license, PR card, etc.). The photo must meet official standards (clear background, proper size).
STEP 4 – Submit Proof of Education & English Proficiency
Submit your Canadian High-School diploma (CHSD)
If you did not finish high school in Canada, you have the option to take CAEC in order to get your CHSD.
CAEC has 5 subject exams: English writing, Reading, Mathematics, Science and Social Studies.
Around $70 per exam per subject.
STEP 5 – Get Approval
RECA will review your documents and email you once your eligibility is approved.
Important: You can’t buy your first course until you receive your RECA ID Number.
🎓 Phase 2: Education Phase
STEP 6 – Enroll in the Fundamentals of Real Estate Course
Sign up for the Fundamentals course through a RECA-approved provider (e.g., RECA Education, AREA).

The course is self-paced and online. Once you finish, notify the provider that you’re ready to write the exam.
STEP 7 – Complete Fundamentals & Write the Exam
This course covers real estate concepts, laws, ethics, and contracts.
After completing it, take the online exam (2 attempts allowed, minimum 70% to pass). Each exam attempt costs about $250.
Important: You must write the exam within 3 months of finishing the course.
Tip: Buy the official RECA Practice Exam — many questions on the real exam aren’t directly covered in the course, so practice exams help a lot! (Cost around $60)
STEP 8 – Pass the Fundamentals Exam
Pass the exam to move to the next step.
The exam is multiple choice and scenario-based.
Tests are done at local testing centres — there are about 7 in Calgary. I recommend the NE Calgary Learning Centre — they provide earplugs, which is helpful!
STEP 9 – Enroll in a Practice Course
Choose the practice course for your field:
Practice of Residential Real Estate (most common for new agents)
Practice of Commercial Real Estate
Practice of Rural Real Estate
Property Management
Same process: pick a provider with good pass rates and reasonable tuition. After completing the course, contact the provider to confirm you’re ready to write the exam.
STEP 10 – Complete the Practice Course & Exam
This course teaches practical skills: transactions, documents, ethics, real-world scenarios.
Take the exam (70% pass mark, 2 attempts).
Again: Many questions aren’t straight from the course — the RECA Practice Exam is highly recommended.
STEP 11 – Pass the Practice Exam
Once you pass, the education phase is done — you’re ready for licensing!
Phase 3: Licensing Phase
STEP 12 – Complete a Criminal Record Check
Apply for an online Criminal Record Check through RECA’s approved provider (includes fingerprinting; expect about $100).
Results usually come in 1–2 weeks.
STEP 13 – Get Approval from RECA
If your background check is clear, RECA will email you an approval.
Now you can choose a brokerage — we recommend KO Realty! We support new agents with mentoring and systems.
STEP 14 – Join a Brokerage
Contact your chosen brokerage to arrange to join them.
The broker will approve your license application through MyRECA.
You may have an interview or discuss your contract terms.
STEP 15 – Submit License Application
Complete your license application on MyRECA.
Your broker will review and finalize the approval.
STEP 16 – Pay Fees
Pay your licensing fee and Errors & Omissions insurance ($100+). CREB membership (around $2400)
STEP 17 – Receive Your License & Start Working
Once all steps are complete, RECA will issue your license.
As long as there are no serious issues, you’re now a fully licensed REALTOR®!
